Often, I see homes with serious problems that if identified earlier, before structural damage had developed, might have been corrected easily and cheaply. More extensive damage could have been prevented. Unfortunately, many times these defects are not in places where most homeowners will see them and they are left uncorrected for months, or more typically, for years. Such problems, if caught early, could have been corrected for fifty dollars or less, but the homeowner was unaware of the condition or just let it go, resulting in more damage occurring over a longer period of time. Correcting these unattended defects becomes much more difficult and expensive. 

Let me give you some examples.

I inspected an old home that looked great. The interior and exterior of the home had been well maintained. The elderly lady living in the home had done a wonderful job of keeping the maintenance up, however, she hadn't had anyone inspect the crawl space in years. I found plumbing leaks that had gone on long enough to cause the subfloor and floor joists to rot. The plumbing drain lines had deteriorated to the point that you could see water running in the open sewer pipe, tree roots were growing into the drain lines; it was a mess that could have been avoided by having the crawl space inspected every few years.

While inspecting homes with gas floor furnaces, I often find the furnace vent pipe corroded to the point where exhaust gases vent directly into the crawl space or basement, creating a dangerous carbon monoxide atmosphere. One hot water flue that was completely disconnected above the water heater tank and was venting fumes directly into the house!

Probably the most common problem encountered is damp or wet crawl spaces. Water in the crawl space leads to rot. Wood can rot to the point where the floor will literally collapse. There are many ways this moisture can enter the crawlspace and there are just as many areas and structural components that can be affected by the moisture. Keeping the crawl space or basement dry can prevent this. A home inspection can determine if you have a moisture problem and the inspector can offer solutions before rot develops. 

I've mentioned only a few things uncovered by a home inspection. Most of the time the current owner is unaware of these costly and sometimes dangerous defects. Does your roof leak? How much life is left for your shingles? Does the attic have enough insulation and ventilation? Are there problems up there that you don't know about? A home inspection can answer these questions and more. If you have been living in your home for several years and haven't had it inspected you should. Don't let minor problems grow into major repair bills.
